Reducing your asking price can feel like the quickest way to generate interest.

But repeated reductions often do more harm than good—and can actually make your property harder to sell.

Price reductions are one of the most common responses when a property isn’t selling. Typically an easy route out for the current estate agent. But is that the right choice?

Your listing loses its “newness” and momentum

Buyers start to question what’s wrong with the property

You attract bargain hunters rather than serious buyers

Future offers tend to come in even lower

And once a property has been reduced multiple times, it can become labelled as “stale” in the market.

Sometimes reducing the price is the right move. But more often than not, it’s used as a shortcut instead of properly addressing what’s actually holding the sale back. In many cases, the real issue sits elsewhere—whether that’s an incorrect initial pricing strategy, weak marketing or presentation, poor-quality photos or positioning, a lack of proactive buyer targeting, or ineffective handling of enquiries and viewings.

Before agreeing to another reduction, it’s worth taking a moment to properly question what’s actually happened so far. What exactly hasn’t worked? What, if anything, has genuinely been changed since the property first went live? And most importantly, are you solving the underlying problem—or simply adjusting the number? Because if the strategy itself hasn’t changed, lowering the price rarely fixes it.

If you’re unsure, it can be useful to get a second perspective before making a decision. A short conversation with Manny Klarico can help you sense-check the situation and understand whether a price change is actually the right move—or if something else needs to change first.

A straightforward, no-obligation view on what’s really holding your sale back—and what to do next.
